    i hate it when that happens!!!!!! had a pipe break in the master bath one night. glad we were home when it happened!!!! good luck drying and repairing. ruins a good weekend!

    I got it all dried up last night and today. Replaced the line and installed new hot/cold water valves to the sink (they were bad to). Man that galvanized water piping line sure does corrode internally and flakes of rust come off and it does build up. Then I had to go out and do another home inspection, just got back and all is well with the water.

    thats sucks big time , I noticed right before winter our pipes looking bad , so we replumed the whole house , with PC pipe :D

    PC pipe?? Is that a plastic pipe. When I re-do mine I'm going to use Pex. But then I'll have to pound to ground rode in unless I run metal out to the water meter and connect the ground on the metal.

    Hotroadking, were those shots taken in person? Any more?

    When my sister moved to South Carolina a few years ago, she sent me a picture of some babes sitting on the beach, with a caption that read "Me". Under that was a picture of a guy shovelling snow from his driveway, and it said "You". So true!

    But three months later, I sent her a picture of my house, with me laying in the hammock under the big shade trees. After Hurrican Hugo destroyed her house, there was nothing left to photograph. Also true.

    The babes may be there today, but gone tomorrow--so enjoy dessert first, my friend.

    Sorry to hear about your broken water pipe FLHTbiker. That's a big mess plus all the damage to the floors. I know it won't make you feel any better, but a year ago while I was away on an extended ride thru Alaska, the hose to my washing machine broke and flooded the house for 3-4 weeks. You can imagine what I said when I walked in. After getting the water shut off and surveying the damage, I wanted to turn around and leave again--only it would still be there whenever I came back. The house was almost totally ruined, and needed $40K in repairs.

    You may ask why I left the water turned on while away for so long? So the yard sprinkler system would keep things outside green. Well, I guess Murphy's Law will usually happen as soon as you walk out the door. Now, I shut-off the main valve when out of town for more than a day, and have someone stop by each day for a look around.

    Sorry to hear about that I sure hope your insurance covered it. My leak I figured was about a couple hours. Enough to make a big mess. We have that snap together wood floor in the kitchen and were going to redo it anyway with a tile floor. Guess its coming sooner than we were figuring on. I've never shut the water off before either cause the wife has to have all her plants and flowers watered daily, she has them all on timers. Good idea to shut the water off though.

    I don't have any indoor plants, but would either put them outside to fend for themselves, or take em to a neighbor for care. Honestly, I won't leave the water on for anything now.

    I heard of another flooded house happening because the little water hose to the fridge icemaker cracked while homeowner was away for a week. That was another $20 grand of damage, but had to laugh because it was my ex-girlfriend's house. She hates me, so, back at yer.

    Alex I should have explained better. When I said plants and flowers I'm talking about the wifes yard. We got an acre of flowers, and special plants (lots of water) and believe it or not we don't get much rain at all in the summer months.
    Wife spends a week making sure all the sprinklers are set up correctly before she will leave. Anyway, sure sorry to hear about your water damage, I do understand.

    Yea, I love all the flowers in my yard too, and try to keep them well tended. It's kinda difficult when travelling though. I decided to plant all perrenials, as they don't need hardly any care. Post some photos of the yard, OK?

    There are a ton of stories about flooded homes from washer hoses or Ice makers going bust. You really don't have to turn all the water off, just the feed to the washer and ice maker where it's tapped in then you've taken care of the two main culprits...

    If you travel a lot for extended times, consider putting in a second cut out to the sprinklers so they have their own feed from the main, that way you can turn off the house and still have water for the lawn, thats what my home has in place.

    Speaking of water leaks, supposed to go up and help doug with the Valdez (RK that leaks more oil than Exxon and BP) and his water heater busted, told me he was getting a plumber, had to pull a $100 permit, so I took him the shop vac and helped him pull the old one out, drain was clogged so it was still full of h20 drug it to the street.

    Have to help him put a new one in this evening..

    Alex, this is the only pic I have on my computer. All my other pics are of motorcycles and our trips.

    As for a water heater they have a drain on the bottom of them that one should drain once every couple of years.
    The ideal situation in a home would be to have separate control valves to turn on only outside water when needed that is separate from the house water. Next time you build a house do it then as I have never seen even a new house with that feature added on. Like ours the back outside faucet has a shut off under the kitchen sink. So, we have to leave the water on for her to water when we are gone. You should turn off the water heater breaker or gas off and the water feed valve. Good idea to turn off the washing machine, dishwasher valve. Most homes here the ice maker shut off is in the crawl space and most people will not go into their crawl space to shut the water off to it.

    Why do you only have water leaks when your away for a few days????

    Happened to me too. Plastic valve in the upstairs toilet broke and ran over for a few days. I got home and what a mess. 17 grand worth of damage but I got new carpet throughout the whole house and my insurance didn't go up at all cause they sued the company that designed the toilet valve.

    I can't believe all the stories I hear about flooded homes when you're away! It really is a mystery why things break when you walk out the door. I'm sure insurance companies don't believe this situation even exists, thinking homeowners want new carpeting so they flood their house on purpose. HA!

    After all the damage to my house, I'm gun-shy about leaving anything left on (I even flip-off all the electric breakers now) when I leave except for the heat. I thought about separating the sprinkler system from the main house water supply, but then, if that pipe broke, my basement would still flood.

    FLHTbiker, those are beautiful tulips. I have way more shots of my yard than the bike though.

    Sorry to bore everybody with plumbing problems. It's gonna be in the 60's up here the next few days, so I'm heading down the road to Lampassas, Texas for a visit to a sick friend. Hope you all have some nice weather too!
